New Construction
Just because a home is new, doesn’t mean that it’s free from mechanical or structural issues. The county inspections along with the builder’s walk through are not sufficient. You need to get a third-party inspection for the full picture.
Only by hiring an independent inspector can you ensure that you have someone on your side, looking for any potential issues. Catching problems early on can save thousands of dollars in repairs later and the builder may be required to fix any code violation. These issues will come up, either while you live in the home or when you try to sell the home. It’s best to address issues while the builder is responsible for repairing them.
During These Inspections, We Typically Find the Following Problems
Damaged Roof Shingles
Nail Holes in the Roof Shingles
Missing Flashings
Deck Issues
Electrical Problems
HVAC Problems
Plumbing Issues
Construction Mistakes
PRE-DRYWALL INSPECTIONS
Pre-drywall inspections are conducted right before the drywall is installed in the home. To help ensure proper installation, this evaluation includes all visible framing and components in the home along with the visible components of the following areas:
- Electrical systems
- Plumbing components
- HVAC rough-ins

1-YEAR WARRANTY INSPECTION
A newly constructed home typically includes a 1-year warranty in which the builder will correct any problems encountered in the first year of ownership of the new home. It is easy to lose track of time and forget to compile a list of items that the builder needs to fix before the warranty expires or to be unsure of what to look for when the time comes. RIA recommends to have an inspection conducted shortly before the 1-year warranty expires. The best time to schedule this inspection is at the 11-month mark so there is plenty of time to notify the builder of any items that need to be repaired or replaced. It will include the following:
Detailed Analysis of the Home
Summary of Items to Repair or Replace
Digital Photos of Areas of Concern
Construction Errors Not Corrected Prior to Closing
